The average asking price of market-rate listings in Bay Village, Boston’s smallest official neighborhood, was $1,087 a square foot as of late April, according to an analysis from real estate research site NeighborhoodX.
That put the neighborhood in exclusive company. “Bay Village is one of a handful of Boston neighborhoods where the average price is over $1,000 per square foot,” NeighborhoodX research director Constantine Valhouli said over email.
The others? In descending order, per Valhouli: The Seaport ($1,673); Back Bay ($1,413); the Theatre District ($1,374); Beacon Hill ($1,254); Fenway/Kenmore/Audubon ($1,251); and the South End ($1,111).
The Waterfront, Fort Point, and the Financial District also routinely see their averages crest $1,000 a foot, Valhouli added. Below is a breakdown of the Bay Village listings that led to that high average.
