West Roxbury home prices now fall on average between Rozzie and Medford

Neighborhood’s higher end is on par with prices in Brighton

26 Stearns Road

The average asking price for market-rate homes in West Roxbury was $382 a square foot as of mid-May, according to real estate research site NeighborhoodX. A range of $221 a foot to $557 a foot produced that range. See the chart below for a bigger breakdown.

Where do such prices place West Roxbury in the pantheon of Boston-area home prices just before summer?

Here’s NeighborhoodX research director Constantine Valhouli: “The average price falls between Roslindale ($351 a foot) and the City of Medford ($406 a foot). The upper end of West Roxbury’s market is on par with the average asking price in Brighton ($582), while the lower end is more affordable than the average in Mattapan ($283).”
