There are a handful of Boston neighborhoods where market-rate homes for sale routinely average more than $1,000 a square foot, and the South End is one of them.
An analysis of late April listings from real estate research site NeighborhoodX pegged the South End average at $1,099 a square foot from a range of $575 a foot to $1,498. See the chart below for a bigger breakdown.
Other Boston neighborhoods where $1,000-and-up on average isn’t all that surprising lately include the Seaport, Back Bay, the Theatre District, Beacon Hill, Bay Village, and Fenway/Kenmore/Audubon.
One more thing about South End prices this spring, per NeighborhoodX research director Constantine Valhouli: “The most affordable properties in the South End are closest to the Roxbury border, while the most expensive properties in Roxbury are closest to the South End border.”
Case in point: “The new-construction penthouse condo at 511 Massachusetts Avenue in Roxbury, just over the South End border, asks $1,094 a square foot, while the older market-rate South End condos nearby are asking under $800 per square foot.”
