The average asking price for market-rate homes in Boston’s Brighton was $586 a square foot as of late June, according to an analysis from real estate research site NeighborhoodX.
That average came from a range that ran from $323 a square foot to $976 a foot in the new Aberdeen complex at 1650 Commonwealth Avenue (rendered above). See the chart below for an interactive breakdown.
Perhaps not surprisingly, location matters in this analysis. “The most affordable properties within Brighton are in the West Brighton/Oak Square section of the neighborhood, almost at the western edge of Boston,” NeighborhoodX research director Constantine Valhouli said over email.
“Also,” he added, “seeing the 2400 Beacon Street property on this list is a reminder that Chestnut Hill covers Boston—parts of both Brighton and West Roxbury—as well as Newton and Brookline.”
