Fenway-Kenmore asking prices now averaging more than $1,200 a square foot

A lot has to do with the newish Pierce Boston condo tower

The average asking price for market-rate homes in Fenway-Kenmore was $1,202 a square foot as of late July, according to an analysis from real estate research site NeighborhoodX.

This positively Back Bay-esque sum was due largely to condos in the newish Pierce Boston tower at 188 Brookline Avenue. That building’s asking prices have been turning proverbial heads since 2017.

In general, the range that produced the $1,202 average for Fenway-Kenmore ran from $689 a foot to $2,006 a foot. As NeighborhoodX research director Constantine Valhouli points out, such a wide spectrum can be found in individual buildings as well, never mind neighborhoods.

“In 188 Brookline Avenue, for example, asking prices range from $1,434 a square foot to $2,006 a square foot,” Valhouli said over email. See below for illustrative breakdown.
