Charlestown Navy Yard prices averaging more than $750 a square foot: Report

That’s slightly more expensive than Charlestown farther inland

The average asking price for market-rate listings in Charlestown’s Navy Yard area was $756 a square foot by the second week of August, according to real estate research site NeighborhoodX.

That average sprang from a range of $519 a foot to $946 a foot. A handful of buildings drove the average, too, including 197 Eighth Street (a.k.a. Flagship Wharf) and 106 13th Street (a.k.a. the Basilica). See below for a sharper breakdown.

The Navy Yard’s average, too, was slightly more than the $741 a square foot for the rest of Charlestown. That average sprang from a range of $521 to $1,016 a foot.

One final note, courtesy of NeighborhoodX research director Constantine Valhouli: “To put the Navy Yard in context, at an average asking price of $756 a square foot, it is slightly more expensive than South Boston’s average of $752 a square foot.”
