Beacon Hill home prices heading into fall average $1,200-plus a foot: Report

Neighborhood’s average asking is about the same as it was heading into spring

The average asking price for market-rate homes in Beacon Hill was $1,222 a square foot heading into fall, about the same as the $1,257 it was heading into spring earlier this year.

A new analysis from real estate research site NeighborhoodX culled the early September average from a range that ran from $855 a foot for a one-bedroom at 64 West Cedar Street to $2,804 a foot for palatial units at both 89 Beacon Street and 25 Beacon. See below:

As you can see from the NeighborhoodX map, we regard Beacon Hill not as one large neighborhood, but as three smaller neighborhoods: North Slope (the oldest section, which developed with less planning and with a range of charmingly evocative buildings and winding streets), the South Slope (the fancier section planned by the Mount Vernon Proprietors), and the Flat of the Hill (which was largely built on reclaimed marshland and waterfront, similar to Back Bay).
