Dorchester housing prices heading into fall: Savin Hill, Lower Mills priciest

New analysis also shows Codman Square least expensive of those Dot enclaves surveyed

Savin Hill, Lower Mills, and Neponset-Port Norfolk are the most expensive areas of Dorchester for buying a market-rate home heading into September, according to an analysis of select areas of Boston’s largest neighborhood from real estate research site NeighborhoodX.

Savin Hill’s average asking price was $517 a square foot; Lower Mills’ was $508 a foot; and Neponset-Port Norfolk’s was $447 a foot. Codman Square was the least expensive—at an average of $296 a square foot—of the Dot enclaves that NeighborhoodX analyzed.

The site broke down the analysis into enclaves because of Dot’s sheer size, given its pedigree as a one-time independent city. “Each of these is a distinct market, with its own architecture, geography, access to transit, and market drivers,” NeighborhoodX research director Constantine Valhouli said over email of the likes of Savin Hill, Ashmont, etc.

The analysis also accounted for Mattapan and Roxbury prices for comparison. See below for a further breakdown.
