The average asking price for market-rate homes in the South End might have been $1,053 a square foot coming into September, but a wide range produced that mean. That’s according to an analysis from real estate research site NeighborhoodX.
The analysis found a range of $688 a square foot for a three-bedroom condo in the South End’s southern reaches, at 70-72 Northampton Street, to $1,561 a square foot for a penthouse at 40 Traveler Street, one of the newer developments in the neighborhood’s busy, busy northeastern corner.
The second and third most expensive listings from the range were also in the South End’s northern half. A further breakdown below:
“By looking at price ranges within a neighborhood, it’s clear that the South End still has pockets of relative affordability, where asking prices range from $688 to $793 a square foot, nearly 20 to 30 percent lower than the average asking price of $1,053 per square foot,” NeighborhoodX research director Constantine Valhouli said over email.
