The eight-room, 3,970-square-foot duplex on the upper floors of 144 Beacon Street in Back Bay is actually four combined units—Nos. 8, 9, 10, and 11.

Seamlessly bound, they create one of the more baronial new listings in Boston so far this year. The spread has seven fireplaces and four bedrooms, including a main suite with four closets (!) and a balcony overlooking the Charles. The property also comes with two garage parking spaces and another one outside.

Given the size, the parking, and the location, the 144 Beacon duplex obviously doesn’t come cheap: It is listed through Tracy Campion for $7.1 million, or $1,788 a square foot. High as it might be, the sums are pretty much par for the course in Back Bay these days.
