South End floor-through boasts ‘flex space’

The two-bedroom on an upper floor wants more than $1,000 a square foot

The 676-square-foot Unit 5 at 806 Tremont Street is located in a building that is smack-dab in the middle of one of the Boston region’s more coveted—and certainly fastest-changing—neighborhoods.

That alone likely justifies the two-bedroom, one-bathroom spread’s tag of $700,000, or $1,035 a square foot. Then again, a report at the start of January pegged the average sales price for South End condos at $1,046 a square foot. And the neighborhood’s median sales price, per closed deals during 2019’s fourth quarter, was $975,000.

So Unit 5 is not asking that much. It includes a private deck and a washer-dryer. And, as the Coldwell Banker listing notes, that second bedroom is “perfect flex space.”
