The 1,056-square-foot Unit 2 at 18 Verdun Street in Dorchester’s Ashmont area is on the second floor of a three-unit building. It comes with three bedrooms and one bathroom as well as in-unit laundry and two decks.

More than that, though, the spread showcases the relative deals that can be had just beyond Boston’s downtown as well as along its Red Line.

The condo is asking $469,000, or $220 a square foot, through Great Spaces ERA’s Joe Castro. The average downtown condo sales price at the start of 2020 was more than $1.54 million, based on closed deals in 2019’s fourth quarter. The average per foot was $1,247. And half the condos that sold in all of Boston in December went for $705,000 or more.

Unit 2 at 18 Verdun, then, would appear a deal in modern Boston. Thoughts?
