New energy-efficient Roxbury spread with three bedrooms on sale for $950,000

The stylish contemporary is the last of five fresh units in the neighborhood’s Fort Hill area

Unit 78 at 72-80 Fort Avenue in Roxbury’s Fort Hill area is the last available of five fresh townhouse-type units developed together and finished in 2020. The other four are under agreement. This one’s asking $950,000, or $576 a square foot.

The stylish contemporary was designed to be especially energy efficient, with 14-inch walls that include weathered steel, triple-glazed windows, and a passive cooling system. The 1,647-square-foot spread includes two and a half bathrooms as well as three bedrooms, and there’s a private roof deck.

As for that $950,000 tag through the BJ & Meredith Realty Group at Unlimited Sotheby’s International, it is relatively high for Boston. The latest Greater Boston Association of Realtors stats pegged the city’s median condo sales price at $700,000. But this is new-construction—and a sizable bit of it too. What’d you think?
