Somerville’s The Commons begins leasing with units starting at $2,100 a month

Apartments at the future The Commons at Prospect Hill at the site of an old Sunoco at 434 McGrath Highway in Somerville start at $2,100 a month for one-bedrooms and $3,400 a month for two-bedrooms.

The 48-unit complex plans to start leasing through Douglas Elliman’s Mario Massimino and DJ Gendreau by the end of August. It includes amenities such as a fitness center, a library, a conference room, and a lounge in the lobby. Parking is available at an extra cost. Six of the units are designated affordable.

The one-bedrooms, which range in rent to $3,800 a month, run from 592 square feet to 942 square feet; and the two-bedrooms, which range up to $6,000 in rent, run from 952 square feet to 1,900 square feet. Upper-level units will include patios and/or balconies, and many of the apartments will come with Juliet balconies.

Developer Prospect Commons LLC expects to wrap construction by the end of August, and Massimino and Gendreau are seeing strong interest from young professionals and older tenants wishing to downsize, according to a rep.

The Commons arrives, of course, as Somerville and the Boston region at large struggle with a housing crunch that has sustained some of the nation’s highest rents and prompted vociferous debate over how to ease the situation for tenants.
