The Boston region continues to be one of America's most expensive for renting an apartment. To help tenants navigate this perennial landlord's market, we have updated the Curbed Boston Rental Heatmap.

The selections come from the veritable forest of new apartment buildings that have cropped up in the past two years, ones with solid amenities and the latest in finishes. And! Better yet, several are offering incentives such as free months and no security deposit. Have at it and good luck.

The Viridian

The 342-unit development opened in May 2015, and is more than 70 percent leased. However! It is still offering undisclosed incentives to prospective tenants. Studios start at $2,350, 1-BRs at $2,900, 2BRs at $4,750, and 3BRs at $5,025.

One North of Boston

The 222-unit second phase of this complex started welcoming tenants in the late spring (the first phase opened in 2014, and is mostly leased). Rents on remaining units in either phase run from $1,795 and up for studios; at least $1,903 for 1-BRs; $2,390 and up for 2-BRs; and at least $3,175 for 3-BRs. And! The complex is offering up to one month free.

AVA Theater District

The 398-unit, cantilevered tower was the biggest Boston apartment opening of 2015. Rents have recently come down by $100 on several units. Remaining studios start at $2,594; 1-BRs at $2,999; and 2-BRs at $3,975. Developer AvalonBay is offering two months free on select apartments.

The 392-unit complex opened in late 2015. Its layouts are named after tech/science pioneers (so you have your Zuckerberg, your Bezos, your Edison...). Studios start at $2,450; 1-BRs at $3,151; and 2-BRs at $4,065 (based on available information). ZINC is offering up to two months free if you move in by Sept. 30.

The latest new development on the East Boston waterfront is the 258-unit, two-building Eddy apartment complex at 10 New Street. It is slated to open in September. Studios start at $1,825 a month; 1-BRs at $2,300; and 2-BRs at $3,200.

This new 160-unit complex is part of the general renaissance of the South End's northeastern reaches. The Girard is currently leasing. One-bedrooms start at $2,975 a month; 2-BRs at $3,940; and 3-BRs at a stonking $6,950.
