Late 2014/early 2015 is shaping up to be a tipping point in the Greater Boston apartment market, with newer projects liable to pivot to condos and rents at the higher-end sure to come down, if not plunge. Those ground-shifts could be weeks or months off, though. What to do if you're in the hunt right this second? The newish 315 on A in Fort Point is now offering two free months (yes, two) in exchange for signing a 12-month lease. Oh, and they're waiving the application fee.

Currents on the Charles

Waltham's Currents on the Charles, a 200-unit spread set to open for leasing in November, is currently offering one month free. It includes a 10,000-square-foot River Club with pool, sundeck and playground.

The Batch Yard

After an initial wave of ambition upon its debut late last year, the Batch Yard has cut its asking rents by hundreds of dollars in some cases. Three-bedrooms, for instance, that had been asking $3,700 now want $3,545. Studios can be had for as low as $1,700.

Flats on D

The recently opened complex in ever-changing Southie is offering six weeks of free rent as well as deals on parking. Call 'em.

The months-old, 26-story, 240-unit Radian apartment tower at the blurry nexus of Chinatown, the Leather District and the Financial District is offering a free month of rent (in some places, such as Craigslist, it's showing up as two).

Atmark Cambridge

The 428-unit Atmark, which had its grand opening in January, is now allowing each tenant to have up to two pets stay free of charge.

Off Centre Lofts

The old Norbert School building is back as 21 apartments as of last month. Studios at the Off Centre Lofts are asking $2,000 to $2,200 and range from 500 to 600 square feet; 1-BRs are asking $1,900 to $2,200 and range from 585 square feet to 700.

Several of the 56 apartments at Chelsea Place are still available 10 months after the complex's debut. One-bedrooms start at $1,750; 2-BRs at $1,905; and 3-BRs at $2,155.
