Mapping the Many, Many New Hotels Checking Inn to Boston

From the farthest reaches of Eastie to the Brookline-Boston borderlands to Roxbury and the North End, Boston is undergoing an oft-overlooked hotel-building boom. Why overlooked? Because the apartment/condo boom is so damned loud. Really, though, assuming all 16 projects plotted on our map get done, the city is slated to see at least 3,745 new hotel rooms by 2018. Some plans are more tentative than others—40 Trinity Place, the Marriott Residence Inn Dudley Square—but some are well on their ways, including the under-construction 1 Dalton Street, which will include a Four Seasons amid its 61 floors, and the massive renovation of the Park Plaza, which has more than 1,000 rooms to redo. Our map, too, it should be noted, doesn't include recently opened hotels such as the Verb—only those either planned or under way.
Update: This map was expanded on April 7, 2015 due to recently approved and proposed hotel projects.

AC Hotel by Marriott

The 200-room inn will be the first of the Millennial/Gen X-targeted Marriott brand in Boston. It is part of the Ink Block mega-project and should open in 2017.

The Godfrey

The Godfrey will include 242 rooms in a hotel with a lobby bar; a 24-hour fitness center; complimentary Wi-Fi (not as common as you think!); and what a release from the developer describes as "state-of-the-art-digital technology." It's expected to open this fall.

The Aloft

The 330-room Aloft is expected to open this spring barely a half-mile from the convention center. Its rates will reportedly be cheaper than the mid-$200s at the nearby Westin.

The Element

The 180-room Element is expected to open this spring next-door to the Aloft and barely a half-mile from the convention center. Its rates, too, will reportedly be cheaper than the nearby Westin's.

Courtyard Boston TD Garden/North Station

The 210-room project, expected to open in 2016, is part of the much larger Merano project. The hotel portion will actually be two separate inns: an extended-stay Town Suites by Marriott and a Courtyard Marriott.

Hilton Garden Inn Boston Logan Airport

The once magnificent-but-not-so-much-anymore hotel remains open as it undergoes a massive renovation (the property is more than 1,000 rooms).

The Envoy

The 136-room Marriott-run hotel will have 4,000 square feet of retail space. It's part of the company's luxury Autograph Collection and is expected to open this summer.

This large-scale redevelopment of the John Hancock Hotel & Conference Center is slated to include 220 hotel rooms. The Boston Redevelopment Authority has O.K.'d the project, including its two-story lobby starting on the 18th floor, though it appears to be stalled amid objections to its scope from surrounding residents.

1 Dalton Street

Officially to be known as the Four Seasons Hotel & Private Residences One Dalton Street, Boston's tallest new building in a generation will include 211 hotel rooms amid its 61 stories. The whole thing is expected to be finished in 2017.

Boston Landing

The Boston Landing mega-project, which should all finish opening in 2016, will include a 175-room boutique hotel.

6 West Broadway

This 150-room Marriott Residence Inn seemed to be cruising toward approval at the start of 2015; then community opposition over whether or not the hotel would employ union workers tossed a wrench in things. Stay tuned.

The owner of the downtown Boston hotel XV Beacon plans to convert a former factory into a 127-room boutique with a restaurant. Nothing's been finalized or approved yet.

Chain Forge Building

The Boston Redevelopment Authority just approved plans for the conversion of the old Chain Forge Building into a 230-room extended-stay hotel with a 6,000-square-foot restaurant.

The King David

Plans were just put forth for what would be a 69-room, brick-and-limestone inn on a three-acre site. It would include a synagogue as well as a kosher restaurant.
