Mapping All the New Development in Busy Watertown

Watertown is no stranger to real estate buzz nor is it a stranger to newcomers hoping to capitalize on said buzz for a shot at the brass ring of affordability plus proximity to Boston proper. Yet, as 2015 finishes out its second month, the town's development rumble appears to be reaching some sort of fever pitch, with recently opened projects such as the bocce-infused Watertown Mews and under-way ones such as 192 Pleasant Street and the planned properties such as the Marriott Residence Inn at Arsenal and Elm streets.

The first 206 units in this rental complex opened in April 2014, with units ranging from $1,935 for a studio to $3,550 for a 3-BR. The majority of these were quickly leased up. An additional 64 units soon joined them. All have access to the bocce-ball court.

Marriott Residence Inn

The groundbreaking for this six-story, 148-room hotel will be this spring, though the developers don't quite know when it will open.

The old bank branch here will be turned into a 2,800-square-foot restaurant with a 4,500-square-foot patio. There's no specific vendor signed to operate the restaurant, according to the Globe, but whichever does will be able to serve alcohol every day but Sunday.

Tentative plans call for a five-story hotel here (brand yet to be determined) with about 100 rooms; though little work has been done and some locals oppose it because of traffic concerns, according to the Globe.

The 11.6-acre, 155-unit rental complex started leasing in the spring of 2014 (and started life as Alta at the Estate). Rents for 1-BRs started at a little more than $2,000; 2-BRs at more than $2,400; and the sole 3-BR at $3,400.

202-204 Arsenal Street

Also known as 58 Irving Street, this complex will include around 300 residential units as well as 37,000 square-feet of retail space, including for a grocery store. Construction is supposed to start this spring.

Elan Watertown

This complex is supposed to include around 300 residential units as well as 14,000 square feet of retail space. The town has not approved it, and the specifics are few and far between (for instance, no word on what will go in the retail space).

Riverbend on the Charles

The 170-unit complex had been offering one month free on some of its 1-BRs shortly after it began leasing last summer. Studios start at $1,900; 1-BRs at $2,050; and 2-BRs at $2,800.

Newly unveiled plans call for the current building here, used by Verizon, to be split in two to ultimately create 185,000 square feet of office space. There would also be "significant landscaping improvements," according to The Globe.
