Where to Rent in Greater Boston Right Now

'Tis been a couple of months since last we updated our Rental Heatmap. In that time, there have been some big debuts, including the Residences @ Malden Station in, um, Malden and Alta at the Estate in Watertown. We've also found out about the asking rents at such anticipated numbers as Radian Boston in Chinatown and the Victor near North Station. At the same time, tenant incentives remain a tantalizing reality in the Greater Boston apartment market. We're talking free months and no security deposits and desperately gaping vacancies months into leasing. Good luck.

Residences @ Malden Station

Tours for prospective tenants have started at this newly constructed development, and move-ins are expected by July 4. Studios start at $1,795 a month; one-bedrooms at $1,985; and 2-BRs at $2,650.

Alta at the Estate

This 155-unit complex is offering $1,200 off your first month if you move in by June 22. As for monthly rents: 1-BRs start at a little more than $2,000; 2-BRs at more than $2,400; and the sole 3-BR will cost you $3,400.

The Arlington

The new Arlington is offering no security deposit if you agree to have your rent automatically withdrawn from our bank. However! One-bedrooms start at $3,200 a month and 2-BRs at a whopping $6,200.

Radian Boston

Studios at the newly opened complex start at $2,960 a month; 1-BRs start at $3,410; 2-BRs are asking $4,160 and up; and the 3-BR penthouse goes for $7,695.

Waterside Place

The 3-BRs at the newly opened Waterside Place go for around $5,600 a month. The 2-BRs are asking $4,000 or thereabouts; and the 1-BRs more than $2,700. They range in size from 486 square feet for 1-BRs, 1,058 square feet for 2-BRs and 1,329 square feet for 3-BRs.

The Batch Yard

The Victor

Staggeringly enough, the Kensington, which opened in October 2013, still has vacancies. Perhaps that's why it's now being a little cagey about its asking rents, though its 1-BRs originally started at more than $3,100 and its 2-BRs for $6,800-plus.

Brigham Square

Studios at the two-year-old complex start at $2,075; 1-BRs start at $2,385; and 2-BRs at $2,810. More importantly, Brigham Square is offering one month of free rent on all apartments.

11 West Broadway

The 50-unit 11 West Broadway has been trying to fill up since it started leasing in the second half of 2013. After all sorts of incentives, there are still a few apartments left, starting at $2,775 for a 1-BR.
