Even with the looming Luxury Glutpocalypse, the Greater Boston apartment market remains dog-eat-dog expensive. Where might a prospective tenant find the juiciest deals? Check out the latest iteration of our Curbed Boston Rental Heatmap tracking the newest apartment complexes throughout the region offering the best incentives. Seven of these 10 complexes, in fact, are offering some amount of free rent (including one offering an astounding two months on select penthouses). The Kensington

The 381-unit Kensington, which officially opened in October 2013, is offering a minimum of two free months on its penthouses. It was otherwise 90 percent leased by July.

The 240-unit Radian as recently as September was offering an astounding three months free on select apartments. It still had dozens of units available as of the start of fall.

The Batch Yard

The newish Batch Yard will at this point pick up your laundry and walk your dog to land your lease. No, seriously, though, 80 percent of its 328 units were still up for grabs in early October; and it has been doing promotions such as hosting food trucks and craft breweries.

The 21 lofts in the converted Norbert School debuted in August. The developer is offering one month of free rent, but says that only two lofts are left to lease.

625 McGrath

The 34-unit complex officially opened last month. One-bedrooms start at $2,175 and 2-BRs at $2,650. Leasing has been fairly brisk: Around 65 percent of units were spoken for by the time 625 McGrath opened.
